Frequently Asked Questions

Not necessarily. Foreign buyers are more likely to overpay when they fall in love with a visible feature before understanding comparable values, year-round comfort and operating costs. Local buyers can also overpay when they assume familiarity is enough. Compare genuinely similar alternatives, inspect carefully and establish a realistic value range before negotiating.

Properties with a broad buyer pool are generally easier to resell. Along the Maldonado coast, that often means a good micro-location, clean documentation, natural light, winter comfort, protected outdoor space, storage and manageable maintenance. A view, pool or distinctive design can strengthen demand but cannot permanently compensate for poor access, excessive costs or serious technical problems.

Renting first is useful when the buyer is uncertain about the area, school routine, winter climate or full-time lifestyle, but it is not compulsory. A buyer with a clear objective, enough time to compare locations and strong local guidance can purchase successfully without renting for a year. At minimum, inspect shortlisted areas at different times and outside ideal summer conditions.

In general, foreign and local buyers can access the same residential market. Deloitte Legal’s overview of real-estate law in Uruguay notes that residents and non-residents can purchase property without foreign-ownership restrictions, while Uruguay’s investment framework provides equal treatment for domestic and foreign investors. Every transaction still needs legal, cadastral, tax and technical checks. Use an independent escribano and any other qualified professionals needed for the specific property.
